We have taken the time to create a simplified version of the building process and here is a list of 10 steps for building your new home.
Buying land is the first essential step of when your dream becomes real. As they say: “Location, location, location!” However this can mean something different for everyone, you will know the right place when you see it. Some people say it’s worth overpaying for the right location. Something that you should be aware of is if there is any Environmental protected area on the property. The Ontario government can be very limiting if there is any land with EP on it.
Picking your new home is the fun part! Meeting with our team to discuss all the details with your new home is such an exciting experience. Our team of new home consultants and our team of designers will work with you to make your new home YOUR own. Working on structure and floor plan, our new home consultants will help you lay your floor plan out the way you want while working within the Ontario Building Code. Our team of designers will help you put your thoughts into a reality.
While each new home we build is unique in price, our financing options are more structured. We are currently working with 3 financial institutions, RBC, Kawartha Credit Union and a private broker. This provides a flexible solution for financing any new home builds. There is also an option of where past clients have chosen to fund their new home from their own funds.
Preparing your land for your new home is an important part of the home building process. Doing this right can speed up your build and allow for a smooth set up once your home arrives. We have built a relationship with a company that can take care of our your land prep needs. It’s a big job and can be stressful if you have never done it before. The company we work with can also save you money on the trades!
At this point your new home will have been ordered on working its way down the factory line. We have partnered with a trusted company called Kent Homes located in Eastern Canada. In the 1900’s K.C. Irving started building prefab homes for his workers in the logging camps and turned this project in to what is now Kent Homes. Lakewood has been partnered with Kent Homes for over 2 years now and has built a strong and powerful relationship together. Something interesting and reliable is that Kent Homes has a 150,000 sq. ft. state of the art plant that builds over 300 homes a year.
Your land is prepped and your home is built! Now your home hits the highway. Most of our homes are built in 2 or more sections and arrive safe and sound on your property. Unlike most companies our homes do not arrive on trailers. They are lifted on and off of a hydraulic flat bed, this assures your home arrives perfect.
Crane day is the most exciting day! Your home has arrived and you get to see it for the first time! You can watch our team in action and watch us work with the Shipping and Crane Company to make sure the job is safe and done right.
Now you have gotten to see our experienced Lakewood Dream Team work on your new home. Most of our homes come 95% complete and our team will take 2 weeks to do most of your set up. After 3-4 weeks when all of the finishing touches on your new home are complete, we will arrange a walk through so you can see your home for the first time! This will be a time for you to see your home and let us know if there is anything we can do to make your new home even better before you move in.
Moving in. The day you have been waiting for! Your home is done and you have been handed the keys. It’s time to unpack all of the boxes, settle in and enjoy.
